Is a remote feng shui audit reliable? What it can read, and what it cannot

Most overseas Chinese clients are reading a property nobody can stand in front of — another city, another country, or an auction three days away. Here is what an address and a floor plan can support, what they cannot, and when attending still adds something.

What the three layers need as input

A reading has three layers, and they do not depend on presence equally. The environment layer is geometry — where roads point, which way a bend curves, how the land falls, what stands opposite — and that geometry is on maps and imagery; standing there confirms it rather than reveals it. The orientation axis comes from the address, the maps, and the plan read together. The interior layer comes from the floor plan: the entrance and its sightline, the stove's position, the bathrooms, where the staircase lands relative to the plan's centre. None of these three requires a person at the door.

What a remote reading cannot see

Several things genuinely do not survive the distance, and it is better to name them than to imply they were covered. A floor plan shows the plan as drawn, not as built — walls moved during construction, a renovation that never reached the drawing, a door hung the other way. It shows no furniture, so how a household actually uses a room is unknown. Very recent changes to the surroundings — a block cleared, a tower topped out, a road realigned — may post-date the imagery. And the things you register with your body rather than your eyes, such as noise, smell, damp, and how the light actually falls through a window at four in the afternoon, are not in any of the inputs.

Which layer is most affected

The limits above land almost entirely on the interior layer, which is also the layer that can usually be changed after moving in. The environment and orientation layers — the two that cannot be changed once you own the property — are the ones that hold up best remotely, because they rest on geometry rather than on the state of the finishes. That ordering is convenient rather than coincidental: what matters most at the moment of purchase is also what a remote reading supports best.

What makes a remote reading better or worse

Input quality decides more than anything else. A legible floor plan with a scale and a north arrow supports a tighter reading than a phone photo of an agent's brochure; a full street address supports one that a suburb name cannot. If the everyday entrance is the garage rather than the front door, saying so changes which opening the reading treats as the main entry. Where an input is missing or ambiguous, the honest handling is to state the assumption in the report rather than to quietly pick one — an unstated assumption is the thing that later makes two readings disagree for no visible reason.

When attending still adds something

Attending adds most where the interior layer carries the weight: an established home you already own and are planning to renovate, a property whose plan you suspect no longer matches what was built, or a case where the surroundings changed recently enough that imagery may not show it. For the common overseas case — deciding on a property in the days an offer or auction allows, from another city or another country — a remote reading covers the two layers that are about to become permanent, and it is available in that window, which attending in person is usually not.
